Cool Roof Systems: A Technical Guide for Florida Buildings

A dark roof in Palm Beach County soaks up heat all day and then pushes that heat into the space below. Your air conditioning keeps working hard until well after dark.

A cool roof turns that around. Several materials do the job, and the right one depends on the building under it.

How does a cool roof work?

A cool roof does two things at once. It reflects sunlight away before that light turns into heat, and it sheds the heat it does absorb. Roofers call the first part solar reflectance and the second part thermal emittance.

Put the two together and you get the Solar Reflective Index, or SRI. The higher the SRI, the cooler the surface stays under full sun. The Cool Roof Rating Council (CRRC) tests listed products and publishes their reflectance and emittance values, so the SRI on a spec sheet comes from a lab measurement rather than a claim.

A conventional dark roof absorbs up to 90% of the solar radiation that hits it. It can run 150°F or hotter on a summer afternoon. A cool roof surface stays much closer to the air temperature around it.

Which cool roof system fits your building?

It depends on the deck you have and on how long you need the system to last. Liquid-applied coatings restore existing metal and modified bitumen roofs with no tear-off. White TPO and PVC membranes are the standard for new commercial construction. Cool shingles bring reflective roofing to a house.

Liquid-applied reflective coatings

A flexible coating cures into one continuous, high-SRI surface over the roof you already own. That makes a coating the retrofit path for a metal or modified bitumen roof that is sound but running hot. Department of Energy findings put the drop in surface temperature at up to 50°F.

GAF's liquid-applied commercial warranty programs now run up to 20 years on qualifying installations. Our commercial roofing team weighs restoration against replacement based on the condition of the deck. A coating over a failing roof protects nothing.

White TPO and PVC membranes

White TPO carries a UV-resistant top ply that holds its reflectivity through years of exposure. The membrane also adds mechanical strength and puncture resistance that a coating cannot match.

Cool shingles and tiles

Cool shingles look like normal architectural shingles from the curb, but their reflective-coated mineral granules make them run cooler. A cool shingle's SRI sits below a white membrane's, though the improvement over a standard dark shingle is still large.

How much does a cool roof cut cooling costs?

Peak-hour cooling loads drop by an average of 10-15% once a reflective surface goes on. Most upgrades hit payback in five to seven years on energy savings alone.

Less heat through the roof also means less work for the air conditioner. The current unit cycles less through the hottest hours, so it lasts longer, and the next one can be sized smaller.

A cooler surface expands and contracts less each day. That cuts thermal shock, the slow fatigue that cracks membranes and opens seams.

Adopted widely, reflective roofing lowers local air temperatures and cuts smog formation. That is why urban heat island programs target roofs in built-up areas.

Codes are catching up. Commercial energy standards such as California's Title 24 and the IECC now require cool roofing on many building types. Florida's PACE program can offset part of the up-front cost, and our financing page covers how that works.

What details decide whether it performs?

Drainage comes first. A cool membrane needs tapered insulation under it so water moves off the roof. Where water ponds, dirt settles, and a dirty white surface loses the reflectivity you paid for.

Moisture inside the assembly matters as much as water on top of it. A cool surface stays near the outside air temperature, so the dew point can shift into the roof assembly. A properly designed vapor retarder is what keeps condensation out of the insulation layer.

Climate fit is the last check. South Florida is the easy case, with a long cooling season and strong sun. In cold regions an energy audit should weigh summer savings against winter heat loss before anyone writes the spec.

Do cool roofs work in the winter?

Yes. The roof reflects winter sun too, which adds a small heating penalty in cold months. Winter days are shorter and often overcast, so that penalty is usually negligible next to the summer cooling savings, and in South Florida it barely registers.

Can you just paint a roof white?

No. Standard white paint peels and fails within months under roof conditions. A cool roof coating is engineered for UV stability and standing water. That coating stretches with the deck as it heats and cools, and house paint does not.

How do you keep a cool roof reflective?

Wash it twice a year with non-abrasive detergents. A film of grime on a white surface pulls the SRI down fast, and the energy savings fall with it. Cleaning costs little compared with the savings it preserves.

What to specify before you sign

Ask for the SRI in writing. A flat roof should carry an initial SRI of at least 80, and that number should come from a CRRC listing.

Read the warranty the same way. Leak coverage is standard. The clause worth asking about is reflectivity retention, because that is the part protecting the energy savings you are buying.

While the roof is open, check the insulation. If the R-value falls below current local code, the reroof is the cheapest time to raise it. Our roofing cost guide breaks down what drives pricing.
