What a roof costs in Palm Beach County.
Six things set the price of a roof: roof size, material, pitch and complexity, tear-off depth, wind-code items, and access.

What moves a roof quote.
Roof size
We measure the roof, not the footprint
Roofers price by the square, and one square covers 100 square feet of roof surface. Overhangs, porches, dormers and pitch all add surface the tax record never shows, so the measure comes off the roof itself.
Material
Shingle, metal, or tile
Architectural shingle is the lowest-priced of the three. Standing seam metal runs higher per square and pays it back in service life. Clay and concrete tile sit at the top, partly because of the material and partly because of the labor and structure it takes to carry the weight. The spec names the exact product line, so you can compare quotes on the same product.
Pitch and complexity
Slope and cuts add labor
A steep deck slows staging, safety lines, material handling and ladder time. Hips, valleys, dormers and dead valleys add flashing, cuts and waste.
Tear-off depth
What has to come off first
Stripping one layer of shingle is the base case. A second layer, tile that comes off in pieces, rotted battens, and decking gone soft underneath all add labor and disposal weight. We probe the deck during the measure and write a decking allowance into the quote. Anything past the allowance gets your sign-off before we repair it.
Code items
What the wind code adds
Building code in coastal Palm Beach County brings its own line items: the deck re-nailed to current standard, a sealed and rated waterproof layer, the flashing details the inspector checks, and the engineering submittals through to final wind-uplift certification. Every quote has to carry them, because the permit does not close without them.
Access
Tight sites take longer
A roof you can back a dump trailer against is stripped faster than one behind a pool cage, a tight side yard, a paver drive that cannot carry a loaded truck, or planting that has to survive the week. Access decides where material stages and how it moves, and that time is in the number.

What is inside a Luxe quote.
Tear-off and disposal
Removal is in the number
Our quote includes the tear-off, the dumpsters, the dump fees, and the magnet sweep of the yard and drive when the crew leaves.
Permits and paperwork
Filed and closed by us
We handle the building permit, the engineering submittals, the inspections along the way, and the final wind-uplift certification. The code items that paperwork requires are priced in the same number.
Warranty registration
Registered before the file closes
On shingle, our Master Elite standing with GAF qualifies the roof for the Golden Pledge, and registering it is part of the job. The terms are the manufacturer's own: Lifetime coverage on material and workmanship for the original owner, paid at full value for 50 years on materials and 25 to 30 on workmanship depending on the shingle line. Those terms are written for single-family detached homes owned by individuals. Any other owner or building type is covered on GAF's separate commercial and multifamily document, on different terms. GAF grants Master Elite standing to fewer than 2% of roofing contractors.
