Metal Roof vs Shingles: What's Better for Jupiter Homes?

Metal is the better choice for most Jupiter homes. A metal roof holds up 40 to 60 years in Florida, where asphalt gives you 15 to 20. Shingles keep two advantages: the day-one price and a shorter install.

Are Metal Roofs Better Than Shingles in Florida?

On lifespan, storm performance and cooling costs, yes. Shingles here last 15 to 20 years, though the identical product installed up north reaches 25 to 30. Sun is the reason, and few climates in the country age asphalt this fast.

Metal roof Asphalt shingles
Service life in Florida Roughly 40 to 60 years Roughly 15 to 20 years
Day-one cost Higher, about 2 to 3 times per square foot The cheapest of the common systems
Hurricane wind Panels interlock; qualifying standing seam systems meet HVHZ uplift standards High-wind shingles exist, though single tabs can lift
Florida heat Reflects the sun, so the air conditioner works less Absorbs heat; reflective shingle lines close part of the gap
Maintenance Low; algae and rot do not take hold on it Moderate; humidity drives algae streaks, curling, and loss of the surface grit
HOA fit Depends on the community; some profiles now imitate tile and shake Widely accepted and often the default

Which Roof Is Better in a Hot Climate Like Florida?

Metal. A reflective panel sends most of the sun's heat back before it ever reaches the attic, so attic temperatures stay lower and the air conditioner works less. Asphalt shingles, dark ones in particular, take that heat in and pass it down into the structure. Reflective shingle options recover part of the difference.

Plenty of metal systems carry ENERGY STAR ratings, and a reflective finish pairs well with rooftop solar. Metal also sheds its heat as soon as the sun moves off, while asphalt goes on radiating downward for hours.

Which Roof Handles Hurricanes Better?

Standing seam metal has the structural edge. Panels lock into one another, fasteners sit hidden underneath, and qualifying assemblies carry product approvals tested against the High-Velocity Hurricane Zone standard, the toughest wind test in American roofing. A shingle roof is a field of separate pieces. Lift one tab and it tears, and torn tabs are where leaks start.

Architectural shingles earn real wind ratings when a crew follows the high-wind nailing pattern GAF specifies. Those roofs do come through tropical storms. After a named storm moves through, though, the repair calls skew toward shingle roofs over metal roofs of comparable age. When either system does take storm damage, our emergency roofing crew handles the repair.

How Much More Does a Metal Roof Cost Than Shingles?

Figure 2 to 3 times what architectural shingles run per square foot, with standing seam at the upper end of the metal range. The longer you stay in the house, the more that gap closes, because one metal roof spans what would take two or three rounds of shingles. Upkeep on metal costs less along the way, and the cooling savings land every summer of its service life.

Pitch, square footage, the shape the deck is in, and what the permit office requires all move the number. Our cost guide breaks down what drives roof pricing in Palm Beach County. Financing options exist for either system, and qualifying properties can use the Florida PACE Program to spread the cost over time.

How Do Roof Age and Material Factor Into Wind Mitigation?

Both show up on the wind-mitigation paperwork. Metal starts from a better position. At 15 years old, a metal roof still has most of its working years ahead, while a shingle roof has already reached the bottom of its Florida range.

A wind-mitigation inspection documents physical features of the assembly, roof-deck attachment and secondary water resistance among them. Either material can be built with qualifying features and recorded that way. Luxe Builder Group turns over the permit and inspection records from every job, and a wind-mitigation inspector will want to see them.

Which Type of Metal Roof Should You Choose?

Standing seam hides its fasteners and raises the seams so panels lock together. For HVHZ uplift and for staying watertight decade after decade, it is the top performer, since UV and weather never reach a fastener head.

Exposed-fastener panels, the screw-down type, come in cheaper. Their gasketed screws sit out in the Florida sun. At some point in the roof's life they need re-tightening or a fresh bead of sealant.

Stamped metal shingles borrow tile and shake profiles while keeping metal's lifespan. They fit communities whose architectural review board wants a traditional look.

We recommend standing seam to Palm Beach County homeowners who have settled on metal. Metal's hurricane reputation was built on that system.

What Warranty Comes With Metal vs Shingles?

The strongest warranty terms on either material run through GAF, and they depend on the installer's certification. GAF's TimberSteel is a stamped metal system. Its enhanced ArmorPledge warranty carries a Lifetime term, with the first 50 years paid at full value and 30-year workmanship coverage. The wind warranty runs 15 years with no maximum wind speed. The hail warranty runs 15 years. Tear-off and disposal are covered. The paint finish carries 30 years of fade and chalk coverage on most colors. Eligibility requires a GAF Metal Certified roofing contractor.

On the shingle side, GAF's Golden Pledge pairs a Lifetime material term with 50 years paid at full value. Workmanship coverage is also Lifetime, paid at full value for up to 30 years depending on the shingle line. Only Master Elite contractors can offer it. GAF says fewer than 2% of all roofing contractors hold that standing.

These Lifetime terms apply to single-family detached homes owned by individuals. Other building and owner types run under different terms. Standing seam panels are warranted under their own manufacturers' documents, which vary by system. Metal on an office or condo building is a separate conversation entirely, and the comparison itself changes on low-slope structures. See our commercial roofing page for that side.

Will Your HOA Approve a Metal Roof?

Many will, and the number grows every year. Today's metal comes in colors and profiles built for Mediterranean, farmhouse, and coastal contemporary architecture. Some panels pass for tile or shake from the curb. Shingles still carry the widest acceptance, and a fair number of Palm Beach County communities prefer or require them. Our team routinely works with architectural review boards and can put the approval package together.

Which Roof Needs More Maintenance?

Metal, by a wide margin, needs less. Algae, mold, and rot do not take hold on it, and repairs come up less often across its life. Schedule a look anyway after any named storm. Flashing and sealants around vents and pipes are where trouble starts.

Shingle repairs cost less per incident. Florida humidity simply generates more incidents: algae streaking, lost granules, curled edges, tabs that lift. Plan on more attention over a shorter service life.

Should You Install Metal Over an Existing Shingle Roof?

Sometimes it is physically possible. In Palm Beach County we steer homeowners away from it anyway. A tear-off lets us look at the deck and re-nail it to current code. It keeps the permit record clean, and it stops heat and moisture from getting trapped between layers. Local permitting rules restrict overlays here regardless.

Tear-off costs more the day it happens. It also puts a sound, re-nailed deck under a roof meant to last 50 years.

Frequently Asked Questions

Are metal roofs more leak-prone than shingles?

No. Concealed fasteners and interlocking panels make a correctly installed standing seam roof about as watertight as residential roofing gets. When metal does leak, the cause is usually a weathered screw gasket on an exposed-fastener system or bad flashing work. That points at the installation rather than the material. Shingle roofs open more leak paths as they age, usually at worn valleys and brittle pipe boots.

Does a metal roof run hotter than a shingle roof?

It runs cooler. Asphalt absorbs the sun's heat and metal reflects it. A metal roof with a reflective finish holds attic temperatures down through Florida's long cooling season.

Do metal roofs get loud in the rain?

Not on a house. A residential metal panel lands on a waterproof layer over a solid deck, with a ceiling and insulation between you and the roof. Rain arrives at roughly the volume you would hear under shingles. That loud sound comes from barns and porches, where bare panels have nothing beneath them.
