Condo Roofing for 2 and 3 Story Buildings in Palm Beach County

Replacing the roof on a 2 or 3 story condo building takes a board vote, an architectural review, a county permit, and a final inspection. Luxe Builder Group replaces roofs on condo and townhome buildings across Jupiter, North Palm Beach, Palm Beach Gardens, Tequesta, and West Palm Beach.

Why does a condo building need a different roofing approach than a house?

A condo building puts more demands on a roof than a house does. Spans run longer, and rooftop equipment brings more foot traffic than a home roof is built for. Many buildings also pair a pitched main roof with low slope sections, and the two drain very differently.

What is the best roof for a 2 or 3 story condo building?

Slope and the community's architectural standards decide it. Standing seam metal holds up well on pitched buildings. Spanish style communities usually stay with concrete or clay tile. Low slope sections call for a membrane system such as TPO, which keeps weight down.

Roof system Where it fits Why boards pick it
Standing seam metal Pitched 2 and 3 story buildings Wind resistance with little upkeep over a long service life
Concrete or clay tile Spanish style communities Fire resistance and a look that matches the neighborhood
TPO membrane Low slope and flat sections Light weight and a reflective surface at a workable cost

We build flat and low slope sections on a condo building the way we build our commercial roofing projects, with the same membranes and the same detailing at drains and penetrations.

What does Palm Beach County require for a condo roof replacement?

The county issues the permit and inspects the work at set stages. Any product going on the roof needs a Florida approval rated for local wind requirements. The HOA's architectural committee also reviews the material and color, and its approval usually needs to come first.

Luxe is a GAF Master Elite certified contractor. Our GAF certification page covers what it means for an association building.

What warranty does a condo association actually get?

GAF's Lifetime shingle terms apply to single family detached homes owned by individuals. A building owned any other way carries a 40-year term instead. Commercial grade GAF guarantees run 10 to 25 years, depending on the system and the contractor's certification.

Ask every bidder which warranty document governs an association owned building. The answer should name the actual instrument, because the single family and multifamily versions differ on workmanship coverage and on term.

How we run a job on an occupied building

Residents get notice of which sections are active and when. We contain the work areas to keep tear off debris away from walkways and parked cars. The loudest phases of the job run during hours the board agrees to. We close every job by handing over the permit record and the final inspection paperwork for the association's files.

Most of that coordination runs through the property manager. Our property management page covers how we support managers across a portfolio, including bid comparisons and proposals written so a reserve study can use them.

A 2-story condo re-roof in Jupiter

Luxe recently re-roofed a 2-story condo building in Jupiter. The building's asphalt roof was at the end of its life, and the board wanted a replacement that would clear architectural review without changing the look of the community.

We installed GAF Timberline HDZ architectural shingles over a synthetic waterproof layer and upgraded the ridge ventilation. The attic runs cooler than it did, and the building kept the profile the committee wanted.
